Through the pandemic, there were many people who were considering moving out of their houses. With the changes taking place with businesses and companies, people were allowed to work remotely and attend their meetings virtually. For the most part, people were moving back to the countryside, while others were traveling the world as long as they were meeting their timelines and deadlines and getting their work done.

When it comes to finding the best house you could purchase, you want to make sure you get a good one. You want to make sure you know what you are getting into, and the smartest way to get that done is handling the process with someone who knows what they are doing. You should work with a reputed home inspector so they would be able to provide you with the information that you need to get through the process. No one wants to spend on a house and realize there is a lot of work that has to be done to maintain it.

When it comes to finding a good home inspector, there are a few aspects that you would have to get through. We added these pointers down to allow our clients to find what they look for so they get the home they are planning on purchasing inspected and get a good deal on their purchase.

Tip #1: Get a good buyer’s agent to represent you
When it comes to purchasing houses, many factors should be considered. Not only consider the budget you want to put down when you are getting the house, but you also want to consider other factors like the cost of the neighborhood, the location of the house, and a lot more. A good buyer’s agent would be able to give you all that information before getting started, which would be quite beneficial in making an informed decision.

Tip #2: Understand that the listing agent cannot represent your interests
Understand that the listing agent may be honest, but they cannot represent your interests in the transaction. Get a buyer’s agent before looking at homes and attending open houses. You would need your agent who would be able to assist with your part of the process. There are many challenges to get through to make sure everyone is on the same page. When it comes to checking out the house, you want someone capable of assisting with making sure everything matches the requirements that you had in mind when you were going through the process with them.

Tip #3: Understand that this is a crazy market
Don’t do crazy things. It won’t last forever. Know that the markets are currently volatile and some changes could take place as the pandemic progresses or gets better. Consider everything before committing that you might have to walk back on. There are other changes to get through and make sure the decision is thought out before putting ink to paper.

Tip #4: Don’t nitpick
If you are working with someone competent, they would likely get you many options to work with. Try not to be picky, especially when there are 12 offers on the table you are competing with. You want to make sure that you get the best deal, and you cannot be very picky when others are eyeing the same place. If you are specific about what you want, you should go ahead and lock it in. if you have the time, you would have the luxury to be particular, but the homes with many eyes on them move fast. 

Tip #5: Don’t give the seller a laundry list of things you want them to do
Giving the seller a laundry list of things you want them to do will not ‘fly’ in this market (if it ever did). However, if the inspection reveals a lot of bad stuff and you still want the home, then make a long list of everything wrong and present it to the seller. Tell them you can live with everything except the few changes you wanted (which may be the one thing you can negotiate on). Be prepared to ‘walk’ if the home has just too much wrong.
