Warning - your home inspection can be a waste of money - or one of the most important things you can do to avoid financial setbacks when buying a home.  A lot of bad inspections get done where the inspector simply doesn’t take the time to do a thorough inspection or provide you with an informative, accurate report.  We try to do things differently.

  • ASHI membership (since 1986).  (ASHI stands for the American Society of Home Inspectors, the premier professional organization for home inspectors.  Long before state standards existed ASHI promoted a Standards of Practice and Code of Ethics). 
  • I work for you and you only.  Period.
  • I take the time to do things right.  . (Low cost inspectors may take 2 to 2 ½ hours – but one hour of this time is spent writing up the report on site).  I normally spend 3 to 4 hours plus 2-4 hours writing up a detailed report. (The fact is: the more time an inspector spends the more they will find - and the more you’ll understand about the home. 
  • I offer detailed written reports with photos.  Checklist, handwritten, or ‘mushy’ boiler plate reports are not offered.  
  • ALL of the inspections are done by the owner, E. A. Simpson.  I do not subcontract your inspection to a less qualified inspector.
  • Price?  My prices are mid-range - but I would always advise homebuyers to spend a little too much than too little.   Low cost inspections mean the inspector typically will take shortcuts with the time he spends with you so (s)he can run to the next inspection.  Low cost inspections may save you $150 or more up front – and cost you $1000’s or $10,000’s in later repair costs.
  • I guarantee your satisfaction with the inspection.  If you are not happy at the end of the inspection (when attending) , don’t pay me!
